When assessing a home for additional bathroom space, we don’t want to ignore the basement, often the largest open space in the house.
A basement can be convenient because it allows our craftsmen to cause the least possible disruption to your household. Also, there is always at least one waste stack coming down to the basement through the first floor.
Many row homes in the Washington, D.C. and elsewhere in the metropolitan area have hall bathrooms that are large enough to be split into two smaller bathrooms.
In a recent DC bathroom remodel we worked on a long, thin (14′ by 4’6) bathroom space in which the bathtub, toilet and vanity all lined up length-wise on the one wall. We gutted the bathroom and re-framed it, widening the space by seven inches and lengthening it by five inches, resulting in a space of 14’5″ by 5’1″. We then split this space with a partition wall, creating two 5′ by 7′ bathrooms with enough space for both toilets and bathtubs.
The client had his home re-appraised after the work was done. Since the home now had 2 ½ baths instead of 1 ½, the value had increased significantly. Sometimes builders devote an overly-generous amount of space to a single room, such as the master bedroom or family room. You can salvage the corners of these rooms for extra bathrooms.
Also, like a bathroom remodel we worked on in Silver Spring, MD, many large master bedrooms connect to half-pint-sized bathrooms. The master bathroom had a claustrophobia-inducing shower so naturally the homeowners wanted a larger bathroom. We were able create it by putting wasted master-bedroom space to practical use.
