When your condo or coop is starting to feel too small, it’s normal to think about buying the unit next door, knocking down the walls and saving yourself the trouble of having to pack and move. It sounds simple, but combining two units whether you already own one now or not can actually be a real headache and quite expensive.

The budget increased a bit from the original estimate, but ended up right about where we originally thought we’d end up in terms of cost.

The project involved cutting a double door way through a cement block firewall that had been between the two condo units, which required a good bit of planning and engineering/construction skills.
What to look for when combining units before starting any work?
“The first thing to know is are units structurally able to be combined,” says Case. You need to review the original building plans and understand where the load-bearing walls are, the water and gas lines other elements which may or may not be easily moved. “You will want to plan for private spaces like bedrooms to be away from noisier public spaces like kitchens and living rooms,” he said.

One reason we selected Signature is that their own employees perform the work (as opposed to subbing it out) and that was definitely a plus/advantage. The workmen/tradesmen were all highly skilled, as well as clean, neat, courteous, and detail oriented. The project took longer to complete than we anticipated, but to at least some extent there were legitimate reasons for the delays. The project manager and workmen/tradesmen were great and the owner was also personally involved during several aspects of the project. Overall the quality / result of the project was very good.
